What type of lift can be installed in a building in Mallorca?
It depends on the available shaft space, the number of stops and the building's use. In blocks of flats the usual choice is an electric machine-room-less lift; in old buildings, a reduced-pit lift that uses the stairwell or the light well; in houses and duplexes, a home lift; and in hotels and businesses, goods lifts, car lifts or stretcher lifts.

How long does it take to install a lift in Mallorca?
The work inside the building usually lasts between three and six weeks. The entire process, including community approval, the project plans, and the municipal permit, typically takes three to six months. We detail it phase by phase in how long it takes to install a lift.

How a lift installation works, step by step
This is how we work in Palma and the rest of the island, from the first visit to the start-up:
1. Site visit and feasibility study
We measure the shaft, pit, and top floor height, and tell you which lift will fit and what work is needed. We work with architects, developers, and builders.
2. Board, project and license
The community approves the installation, and the architect drafts the project required by the city council for the building permit. We provide all the technical specifications for the lift.
3. Assembly and commissioning
We install the guide rails, car and machinery, test the lift with all its safety devices and leave it running, with maintenance contracted from day one.

What does a community of owners need to install a lift?
We are a lift company in Mallorca that supports many communities of owners through this decision. This is what the law says:
The majority that demands the Horizontal Property Law
Installing a lift requires the approval of a majority of the owners who, in turn, represent a majority of the ownership shares, according to article 17.2 of the Horizontal Property Act. Once the agreement is approved, the community must pay for the work even if the levy exceeds twelve months of ordinary community fees.
When is it mandatory for the community
If requested by an owner whose home houses a person with a disability or over 70 years of age, the community must install it without a vote, provided that the annual assessment, after deducting aid, does not exceed twelve monthly common expenses.
Municipal license and subsidies
The town council grants the building permit on the basis of a technical project, and the grants to install a lift in the Balearic Islands in 2026 reduce each owner's share of the cost.

How much does it cost to install a lift in a building in Mallorca?
It depends on the number of stops, the type of lift and the building work the property needs: using an existing shaft does not cost the same as building one in the courtyard or on the facade. Is it possible to install a lift in an old building without a shaft?
Yes, it is possible in most old buildings. The usual solutions are to use the stairwell, the light well or the inner facade, with lifts with a reduced pit and headroom designed for existing buildings. What majority does a community of owners need to install a lift?
A majority of the owners who, in turn, represent a majority of the ownership shares, under article 17.2 of the Horizontal Property Act. With that agreement, everyone pays for the work. And if it is requested by an owner whose home is lived in by someone over 70 or with a disability, it is compulsory without a vote when the annual levy, after deducting grants, does not exceed twelve months of ordinary community fees.
What maintenance does a new lift need after installation?
From day one it needs a contract with a licensed maintenance company: Royal Decree 355/2024 only allows a lift to be used if maintenance is contracted. A new lift is serviced every four months if it is in a single-family home or in a building with up to three stops and 20 homes, and every month in all other cases, with 20 to 45 days between visits.
