How long does it take a technician to arrive at a breakdown in Ibiza?

In the event of a breakdown with people trapped inside, the commitment is to arrive within 60 minutes of the call, and the phone is answered by an on-call technician, not a call centre that opens a ticket. In the event of a breakdown with no one inside, the visit is scheduled for the same business day if the call is made in the morning.

How does lift maintenance work on an island without a spare parts factory?

It operates with its own warehouse and a proactive approach. The most frequently failing parts—door contacts, pushbuttons, photocells, belts, and control boards for the most common models—are kept in stock on the island. Anything not in stock is ordered once the fault has been diagnosed, not after a second visit.

And here's the key point that almost no one explains when signing a contract: on an island, repair time isn't determined by the technician, it's determined by logistics. A device out of service for three days doesn't always mean the company is slow; sometimes it means no one anticipated that a particular component would take 72 hours to arrive. That's why, for lifts over twenty years old, we recommend something unglamorous but highly effective: identify the two or three critical components that are no longer manufactured and decide what to do with them before they break down, not after.

In hotels, this isn't a recommendation, it's a practical necessity. A broken lift during peak season isn't a technical issue: it's a complaint in every review and an evacuation problem.

What regulations do they require of a lift in Ibiza, and who inspects it?

The applicable standard is the same as in the rest of Spain: ITC AEM 1 approved by the Royal Decree 355/2024, in force since July 1, 2024. It sets the inspection frequency according to the use of the building: every 2 years in industrial and public assembly buildings —hotels are included here—, every 4 years in buildings with more than twenty dwellings or more than four floors served, and every 6 years in the rest.

The inspection is carried out by an ENAC-accredited control body, and in the Pitiusas Islands, the one based on the island is Control Técnico Pitiuso (971 199 109), although any authorised body in the Balearic Islands can carry it out. There is a rule in Royal Decree 355/2024 that should be clear: the inspection cannot be contracted or carried out by the company that maintains the lift. The one who reviews cannot be the one who maintains.

How much does lift maintenance cost in Ibiza?

A maintenance contract for a community lift in Ibiza typically ranges between 90 and 220 euros per month, VAT not included. A typical four- or five-story building with a preventative maintenance contract and 24-hour emergency service usually costs between €120 and €180 per month. In hotels and public buildings, the price increases because the inspection frequency is higher and the equipment is used more intensively.

What determines the price isn't the company name, but four variables: the number of downtimes, the technology of the machine (hydraulic or electric, with or without an engine room), whether the contract is basic or comprehensive, and whether or not it includes parts. What differentiates a hotel lift from one in a community in the Pitiusas Islands?

The real difference lies in the usage patterns and the schedule. A hotel lift in Ibiza does in four months the work that a residential lift does in two years: luggage, cleaning staff, trolleys, room service, and guests at all hours. This accelerates the wear and tear on doors, guide rails, and the traction unit, and completely changes the maintenance plan.

The timing of any work also changes. In a hotel, a modernisation isn't done in August: it's planned for the end of the season, between November and March, and carried out with a fixed completion date because the opening date is fixed. In residential communities the pattern is the opposite: moderate use, appliances that age slowly and a decision that comes late, almost always when someone in the building can no longer climb the stairs.

Can I change lift maintenance companies in Ibiza if I have a signed contract?

Yes. The maintenance contract can be terminated by respecting the notice period stated in it, usually between one and three months before the annual expiry. How much does it cost to install a lift in a building without one in Ibiza?

It depends primarily on whether there is usable space. With a usable stairwell, a four-story building costs similarly to Mallorca, between €38,000 and €55,000; without a stairwell, with an external lift in the courtyard, the cost rises to €55,000-€85,000. Who can inspect a lift in Ibiza?

Any inspection body accredited by ENAC for the regulatory field of lifts. Control Técnico Pitiuso is based in Eivissa, and organisations based in Mallorca such as Applus, Bureau Veritas, OCA Global, SGS or TÜV SÜD ATISAE also operate in the islands. The company that maintains the lift cannot carry it out, although it can coordinate the appointment and attend the visit.

There are three cases where we prefer to address this sooner rather than later. If the lift has a structural defect in the shaft or the building's structure, what's needed first is an architect, not a lift company. If the building's residents are solely looking for the cheapest contract on the market without 24-hour emergency service, there are companies that offer that product, but we don't. And if the lift is in a building undergoing a complete renovation, waiting until the project is finalised avoids paying twice for the same work.
